We get it! It's OK if you are a victim of the current foreclosure crisis. If you make a good income (which we can verify), provide references (which we will check), guarantee to pay rent on time, and take the best care of our home, I think we can work things out. Think of this as an opportunity to get a fresh start and get back on your feet.
We're Responsible Owners:
We know you want stability. We are aware of the many high-quality renters being kicked out of their long-time homes because their previous landlords were unable to make their own mortgage payments.
Rest assured that we have a 30-year fixed-rate mortgage, and we will not be forced to sell the home from underneath you because of any more "surprises" in the mortgage industry! As long as you live up to your end of the agreement, we can offer you a comfortable, stable home for a long time to come.
We're Seeking Responsible Tenants:
In return, we want responsible and stable renters who pay in full and on time every month, keep our home looking nice, and abide by the terms of the lease. That's not asking much!
We do have reasonable standards which we have been forced to raise a bit lately because a few individuals have taken advantage of our flexibility. We require that you:
- Show up at appointments on time. That may seem like a silly requirement, but you'd be surprised at how many people don't bother to show up or even call to say they'll be late. Simple courtesy goes a long way!
- Fill out your application completely, and do not lie on it. We shouldn't even have to say that!
- Have a credit score of at least 550. The strongest applications will have scores over 600.
- Have income of at least double the monthly rent. Section 8 is OK; just make sure you disclose Housing's portion of their payment as part of your income so that it counts towards our income requirement. In fact, we love Section 8 because we know we'll get the rent on time!
- Must have good landlord references for past 12 months with no late or missed payments. No prior evictions or unlawful detainers. No excessive criminal history.
- Please note that if you don't meet these basic standards, you probably should not submit an application.
